McDaniel Properties Rates & Residency Guidelines

We practice in accordance with Federal Fair Housing Laws.  All applications will be assessed without regard to race, color, national origin, religion, sex, familial status or disability.

The acceptance or denial of all applications for residency will be determined as stated in the following guidelines:

All applicants are screened for credit, criminal, rental history and employment or student verification.


RENTAL HISTORY: All applicants must have a minimum of six months verifiable and positive rental history.   First time renters with no previous rental history are required to pay double deposit, or may have an approved co-signer. 

INCOME: The monthly income for one person shall be a  minimum of three times the amount of rent per month. Roommates must apply and qualify separately.

EMPLOYMENT: All applicants must be currently employed with at least one year of positive employment history.

CREDIT: Credit history for the past two years will be reviewed and must exhibit satisfactory ratings.

CRIMINAL BACKGROUND: All applicants over 18 will have a national criminal background check.

FALSIFICATION OF INFORMATION: Applicant must not submit any false information on the application. Any false information submitted will result in an automatic rejection.

ROOMMATES: Roommates must apply and qualify separately.  

OCCUPANCY LIMIT: One bedroom: two people; two bedroom: four people; three bedroom: five people.

SECURITY DEPOSIT & APPLICATION FEE: The security deposit is required at the time you submit the application and the application fee.  If your application is not accepted, the security deposit is returned to you.  The application fee is nonrefundable.

TRANSFERS: All transfers are subject to approval. All residents wanting to transfer must fill out "Request for Transfer" at least 30 days prior to the requested transfer date and submit with $200 transfer fee.

PET POLICY:  Proof of spay/neuter, current vaccinations and monthly oral flea treatments required. Only two pets per apartment. Cats may live indoors only and must be litter trained. Dogs must be on leash, walked in specified area only and cleaned up after.

TRADEWIND APARTMENTS: Unless specified, all residents pay electric, gas and internet.

Studio: $750 ALL BILLS PAID
1/1: $725
2/1: $950 to $1050
2/1 with study and washer/dryer connections: $1150 -  $1200
3/1 with washer and dryer connections: $1300

TREMONT STREET APARTMENTS: All residents pay electric, cable and internet.

Efficiency: Furnished, All bills paid: $875
Small 2/1: $875
Medium 2/1: $975
Large 2/1: $1200
